The Cave Creek area real estate market has been battered in the past couple of years along with the onset of the bursting bubble of the U.S. housing market and the slump in the economy in general. The area has had a large amount of job losses and as a result many foreclosures have been brought forth. Signs now point to a market still struggling to dig out of a hole. Though sales volume is up, prices and home values are still off their peak, and Cave Creek was named recently as the most affordable suburb in Arizona by Bloomberg‘s BusinessWeek magazine.

The Cave Creek real estate market currently has 521 homes on the market and 475 foreclosed homes. The median price has steadily declined over the past couple of years. In May 2009, Cave Creek homes for sale were selling for more than $560,000. By March of this year, that price had fallen to around $480,000, a steady drop that has yet to see even a slight increase. Price per square foot has been falling as well. In May 2009, the price was around $200 per square foot, and by March of this year, it had fallen to around $160 per square foot, bad for sellers but a good sign for buyers.

Inventory of homes for sale in Cave Creek bottomed out around November of 2009 and has since began an upturn. There was an inventory of about 500 homes in May 2009, which fell to as little as 380 in November but now has reached back up to about 390. The number of days homes are spending on the market has been continually increasing. In May 2009, it was around 190 days, but by March 2010, homes were spending as many as almost 300 days on the market before selling, a tough thing for sellers to endure.

The government’s stimulus program offering rebates of up to $8,000 to selected qualified homebuyers has helped to clear out much of the inventory and stimulate sales in the region. That program was recently extended and opened to even more home buyers in the hopes that it will continue to stimulate the U.S. housing market and help struggling markets like the one in Cave Creek recover.
